Below is the complete edition of Dubbo Inn House Rules.

1 Conduct 

Dubbo Inn encourages all guests to behave in a manner which facilitates the quiet enjoyment of the environment and enables all guests to live in peace, comfort and privacy. Dubbo Inn encourages guests to use language which shows mutual respect, tolerance and understanding of others. Please refrain from using offensive language in common areas in the vicinity and within hearing distance of others.

 

Guests behaving in an inappropriate manner are at risk of being issued a caution, termination notice and even immediate eviction in extreme circumstances.

 

Any activities that may cause harmony between guests are strictly prohibited on the premises. This includes all business activities between guests, borrowing and lending of money or cigarettes, etc. 

 

Guests are expected to maintain an appropriate standard of personal hygiene and dress when in public or shared areas. For hygiene reasons, appropriate footwear must be worn in indoor shared spaces (kitchen, dining room, showers and toilets) as well as all outdoor areas to prevent injury.

 

Staff will call security/law enforcement if guests fail to comply with instructions to stop unacceptable behaviour.

 

Drugs, Alcohol & Weapons

Guests are expected to act within the law and not engage in any illegal activities whilst on the premises. Suspected illegal activity, at or near the premises, will be reported to police and may result in the issue of a termination notice.

 

Any and all types of weapons, including knives, firearms and imitation firearms are strictly prohibited. 

 

Any guest who supplies a prescribed drug to any other guest may be issued with a termination notice.

 

All illegal substances are strictly prohibited. 

 

All alcohol is strictly prohibited.  

 

Noise

You will be living in close proximity to other people and need to be mindful of the volume of televisions, radios and general noise. Guests are also responsible for the noise level of their authorised visitors to the site. Dubbo Inn strongly encourages the use of earphones wherever possible.

 

Unreasonable noise, by way of volume, circumstances, time of day or authorised visitors may be subject to staff intervention and guests may be issued with a termination notice. Guests are asked to avoid loitering in noisy groups in common areas of the inn (bathrooms, showers, kitchen, etc.) and at the front of buildings.

 

2 Fire Safety and Fire Alarms

For your safety, smoke detectors are installed in all rooms and throughout the building. If the fire alarm has been activated, guests must abide by the evacuation plan and evacuate the building and comply with directions from staff and/or fire services. 

 

Actions that may cause the activation of a smoke alarm are strictly prohibited. Guests who cause the activation of a smoke alarm and attendance of the fire service will be required to pay for the cost of fire service attendance and depending on the severity of the incident, may be evicted. These actions include:

 

  • Smoking in the room.

  • Cooking in the room.

  • Engaging in any conduct that is likely to cause a fire (i.e. naked flames of any kind, including burning of candles and incense).

  • Not monitoring cooking in the kitchen (e.g. walking away from cooking and allowing it to burn/smoke).

  • Aerosol sprays (e.g. deodorant, fly spray, air freshener).

  • Using any heating appliances in the room other than what is provided.

  • Exiting the building through a fire door for non-fire related reasons.  

 

Tampering with a smoke detector, alarm or any firefighting equipment such as extinguishers is a criminal offence and is strictly prohibited. Any guests interfering with smoke detectors or other fire safety equipment will be required to pay for the cost of fire service attendance and/or damage to equipment and may be immediately evicted.

 

Please note: The cost of activating the fire alarm whether via the smoke alarm or emergency door and requiring fire service attendance is in excess of $800

 

3 Smoking Policy

Smoking includes all smoking implements including but not limited to:

 

  • cigarettes

  • electronic cigarettes/vapes

  • shisha/hookah

  • pipes/cigars, etc.

 

Smoking is strictly forbidden inside any building. This includes all rooms, offices, hallways, walkways and breezeways. 

 

Reminder: These items will also set off the fire alarm, resulting in a charge of over $800.

 

Smoking is only permitted in ‘Designated Smoking Areas’, namely at the rear of Block A and under the front awning (away from the main entrance). Smokers must remain well clear of any doors, windows or ventilation points, including outdoor air-conditioning units. Cigarette butts must be disposed of in a non-flammable ashtray and be fully extinguished. Please avoid any discomfort to your neighbours caused by smoking.

 

4 Visitors

All visitors must be authorised by staff and sign in at reception before entering the premises. The number of visitors allowed per guest on a single day is at the discretion of authorised staff. Authorised visitors are only permitted during staffed hours and are not allowed to sleep over. 

 

Guests are responsible for their visitors’ behaviour. Visitors are expected to abide by the same house rules as guests. Visitors who behave in an inappropriate manner will be required to leave the premises. Staff are not available to check if guests are home when visitors arrive. It is a guest’s responsibility to make the necessary arrangements with their visitors as to how they will be contacted. Visitors are prohibited from using the laundry, showers and kitchen appliances upon their visit. Bathroom use is permissible.

 

Visitors under 18 years of age are not permitted. 

 

5 Room Standards - for long term guests (over a week)

It is a guest’s responsibility to maintain rooms in a clean, safe and hygienic condition. Vacuums, mops and buckets are available from staff upon request. Rubbish should be cleared from the rooms to prevent any odours. 

A single set of bed linens will be provided for guests. Bed linen is expected to be laundered by the guest on a regular basis. Guests may be charged for the cost of replacing linen. Washing machines and dryers are located outside of Block B for guest use.

 

All rooms are the subject of regular audits for fire safety, maintenance, hygiene, appropriate use and work health and safety purposes. Guests are encouraged to be present during room audits but this is not necessary. Notice will be given if the room is of unsatisfactory standard. If a guest consistently fails to return the room to an acceptable standard, a termination notice may be issued.

 

Maintenance Issues

Any maintenance issues are to be reported to staff as soon as possible. Advance notice is often not possible, so reasonable access to guest’s rooms for maintenance purposes is required. In the situation of a bed bug outbreak, it will be necessary to quarantine the room and the guest will need to be relocated, subject to availability.

6 Use of Shared Spaces

Kitchen

Guests using the communal kitchens must remain with their cooking at all times and are required to keep the kitchens clean and hygienic. Cooking appliances must be turned off when not in use. Dishes and utensils must be washed, dried and put away immediately after use. Guests leaving mess in the kitchen repeatedly may be given an eviction notice. 

 

Guests will be provided a cupboard for personal use. Each guest will be responsible for their own belongings in the cupboards. Please refrain from bringing and storing any items or articles that can inconvenience or disharmony for other guests. Any of these items may be disposed of by staff. 

 

Bathrooms and Showers

Please note that the bathrooms are separated for male and females. Entering the inappropriate bathroom is strictly prohibited and security/police may be called. There are towels and amenities available at reception, however, guests are expected to bring their own towels and other washroom necessities. 

 

Guests must be dressed appropriately when using the toilet or bathroom. There is to be no nudity in the shared space and shoes must always be worn in all common areas. 

 

7 Furniture and Equipment

Guests are liable for the replacement costs for any items that are removed or damaged and any intentional  or malicious damage may be reported and result in termination. Guests must not make any change to the property without authorization. This includes, but is not limited to, screwing holes in walls, doors or furnishings. The guest is responsible for any and all damages caused by an authorized change. The damages must be rectified before vacancy.

 

8 Personal Belongings

Guests are responsible for the security of their personal belongings and are requested to lock their door on every occasion they leave their room. Any belongings unattended found in common areas may be thrown out. Dubbo Inn does not accept responsibility for the guests’ own possessions. Dubbo Inn’s  insurance does not cover guests’ belongings.

 

For the safety of all guests the use of unauthorised electrical appliances is not permitted. If you wish to bring an electrical appliance of your own onto the premises it must be sighted and logged by staff at the office prior to use. Any electrical items found to be unsafe must be disposed of. Cooking devices such as portable ovens, toasters and stoves are strictly banned from the rooms.

 

All personal belongings must be removed from the room at the end of stay. Attempts will be made to contact the guest about any items left in a vacated room. If no contact can be made, the items will be disposed of. Excessive clearing of a room will also incur a fee payable from the bond. Dubbo Inn claims no responsibility for lost or damaged property. 

 

Pets are not permitted on the premises. Do not feed birds or other animals that may wander onto the premises including the car park area as their presence on site and the scattered food attracts vermin and cockroaches and creates health concerns due to disease and animal droppings.

 

9 Facilities

Laundry

A laundry with a washing machine and dryer seven days a week. Please note that there is a $5 fee to use the washer and dryer. Laundry detergent is also available at reception. Guests are encouraged to remain with their laundry at all times. Dubbo Inn does not claim any responsibility for any damaged or lost property.

 

Air-Conditioning

Guests are encouraged to be mindful of their use of the air conditioning (A/C). The A/C unit should only be kept when the guest is in the room. If A/C is found to be on in an unoccupied room, management may switch it off. 

 

10 Security 

Guests share responsibility for the safety and security of the premises. Any matters compromising safety and security should be reported to staff immediately. All entrances to the premises, including the car park gate, should be kept closed and locked at all times.

 

Keys

Keys are to remain with the registered guest at all times. Lost key/fobs will incur a replacement charge. Should the guest lock either key or fob in their room, they should contact reception immediately for access. Guests are responsible for ensuring that their doors are locked when leaving their room.

CCTV

Most common areas on the premises are monitored with closed circuit television cameras (CCTV) 24 hours a day for security purposes. Private areas, such as bedrooms or bathrooms are not monitored. Only authorized staff are allowed access to CCTV footage. Guests may request staff to review footage if it is related to a specific incident or concern but are not allowed to view it themselves. Staff may refuse requests unless it is for a legal concern. 

 

Guests and their visitors must avoid loitering either inside or outside the front of the building under any circumstances. Guests are expected to cooperate with all reasonable staff directions relating to security. Any guests found to interfere with or compromise security measures will be asked to leave immediately.
 

11 WIFI

Dubbo Inn provides free WIFI for all guests staying on the premises. A username and login will be provided upon access to the room. Any illegal downloads or activity is strictly prohibited and will be traced back to the user. Dubbo Inn does not take any responsibility for any situations and circumstances due to poor connection. Guests are expected to provide their own device in order to connect to the WIFI.
